This unique tudor gem on 9th St NW sold for 3.8% over asking price after using Compass Concierge! Originally priced at $875,000, this home underwent a $45,000 revision. These upgrades resulted in a selling price of $908,500 - after receiving two competing offers. As seen in the images, prior to revision the home featured a blue exterior trim, and after one month of prep time the property was transformed to a charming and spacious home with grey trim that was slightly more palatable to multiple buyers.

After the wear and tear of being a rental property for many years, this single-family home was transformed into a captivating Cape Cod-style home, nestled in a woodsy enclave in historic Claremont. The property was stripped down to the studs and underwent approximately $40,000 worth of renovations. As is, the home would have been priced at $575,000, but after the renovations, it was valued at $725,000! Once listed, we were met with three competing offers and closed at $781,000 - a 35.8% increase from the original pre-renovation list price. This transformation allowed us to maximize the home’s value and garner a strong return for the sellers.

In September of 2005 when the market was experiencing a peak, I sold 1221 Wylie St. NE to one of my first clients for $356,000. The home was used as a rental property for a few years and cycled through a few tenants. While the owner was busy working for the New York Times in London, I helped him get the home ready to be put on the market. The proposed renovations took about three weeks - coming out to about $22,000. After upgrades, the property was listed at $599,000 and sold at $617,000. With its original structure and design, I believe the home would have only sold for $555,000 had we not fixed it up. The Concierge program allowed my seller to prepare his property while living fully remote, with me assuming the project management duties. I was able to advise him on what updates needed to be made, leading to a successful home sale.

How it works

1. You and your agent work together to decide which services can increase your home’s value the most and set an estimated budget for the work.

2. When you're ready to start, your Compass agent will be by your side as you engage vendors and commission work.

3. Once the transformation is complete, your home will go on the market.

4. You'll pay for the services when one of the following happens — your home sells, you terminate your listing agreement with Compass, or 12 months pass from your Concierge start date.

Are there any services not covered by the program?

Our goal is for Concierge to help as many clients as possible. The program is intentionally flexible; we've developed Concierge to be used with most vendors for your convenience.

When do I have to pay for the services?

You’ll pay once one of the following happens (whichever occurs first): - Your home sells - You terminate your listing agreement with Compass - 12 months pass from your Concierge start date.
